Biography

International Wealth Success (IWS) was founded in 1967 to publish books and periodicals and assist both beginner and experienced wealth builders. Mr. Ty Hicks was inspired to begin his career in real estate when working for a large corporation. He saw people being fired for unjustified reasons and decided he needed another source of income. Real estate was a manageable pursuit in his spare time. He was able to spend considerably less than 40 hours a week to make a profit. He continued earning a regular paycheck, but now he had a plan to fall back on.

Ty believes that secondary income is powerful money because it is not already spoken for by car payments, mortgages, etc. It is more potent than a paycheck, there is more you can do with it and the possible tax advantages to having a second income in the real estate market are abundant.

Hicks thinks that the most important quality necessary to be successful in real estate is that you must have the interest, the desire. You should enjoy the pursuit. Be a go-getter, you may sway a seller to make a better deal. If someone is enthusiastic and stimulated by the process it shows them to be a reliable buyer.

Ty has created the following steps to get started in real estate:

1.Decide what type of property you want to own; focus on residential or commercial 2.Look for properties in the real estate section of the Sunday paper. 3.Educate yourself in the field you choose, the type of property and the area. (Know the typical income, price, expenses, down payment in that area.) 4.Choose the right property. 5.Analyze it - Hicks is able to assist you with this at his website 6.Always have a positive cash flow; money in your pockets after all payments, expenses, mortgages is paid at the end of each month. 7.Continue acquiring property until you attain the income you are seeking.

After gaining experience Ty wrote his first book, "How to Build a Second Income Fortune in Spare Time", to help other people find the wealth and financial security he had discovered. It sold over 300,000 copies in the first year and to date over 3 million copies. He went on to write many others and begin his monthly publications and online newsletters.

His best advice for the novice investor is "Look around and learn as much as possible in the area, get a notebook, take notes and you will begin to get a feel for the average rent, etc. Business properties are almost always financed, making Real Estate the world's best borrowed money business. Mr. Hicks wants people to know his site contains packages to teach people how to succeed in the area they have chosen, the type of property they want to focus on. The products will teach them how to make money without having to use their own cash.

Mr. Hicks is also a licensed Professional Engineer and he has authored numerous books on various aspects of engineering. He is a member of a number of professional organizations in the engineering and publishing fields.

His information is outdated. He isn't aware of the newer strategies and can only tell you about buy and hold properties. He encourages you to buy properties in appreciating areas for full price with a 10-20 downpayment. The downpayment is to acheive cashflow. The recent crisis bucks his old school method.

Mr. Hicks has a unique style of writing and offering "how-to" steps along with examples, information on current research and tips to stay on top of the always-changing field of real estate investing. Hicks offers positive, upbeat advice to beginner and experienced real estate investors about how to get started and why it is important to continually buy for zero cash from the investor's pocket. While reading Hicks' "209 Fast Spare-Time Ways to Build Zero Cash Into 7 Figures a Year in Real Estate", I decided to see if Hicks would make good on his pledge to talk personally by phone to any of his readers--from 8 am to 10 pm, 6-plus days a week. Hicks picked up his phone in 2 rings and answered my questions in a few minutes of time when I asked for advice on no-money-down and near-no-money-down properties. In my opinion Hicks' books offer a good starting place for people new to the real state market. For those who are more experienced investors, the book offers "gems" of helpful information and ideas. While a small number of the points that Hicks makes may not follow current fashions or trends, it is understandable that this might occur occasionally if one reads from his vast number of more than 20 books on income real estate. I consider Hicks' books to be a good read.l

His writing draws on his experience in the field and gives practical advice and wisdom that's good for experienced real estate investors too. Hicks shows why it's important to buy for zero cash when possible and he gives strategies to do it. .
