He established an initial goal of owning 10 single family homes and keep them as rental properties. To gain skills as a real estate investor, he spent 2 years as a "bird dog" for his mentor, finding great property deals for his mentor to buy and getting a fee for each property that closed.
Lex believe that "bird-dogging" is a great way to learn the real estate investing business since you don't risk any of your own money, plus you get hands-on training.
He stresses the importance of training and education before you dive into investing and find a good mentor/coach who can help guide you through your first few deals and act as their "bird dog."
