When Bill Guerra was 16 years old he was fascinated by real estate. He wrote in his journal about real estate investment as a way to achieve his financial dreams. Life sidetracked him and he became a registered nurse who was flat broke and in debt.
Bill Guerra began his real estate investment career four short years ago. His initial objective was to get that first deal to prove to himself that he was capable of doing it- of being a great investor.
Originally, the idea of buying houses that cost only a few thousand dollars seemed unlikely. He scoured the internet and learned as much as he could about other real estate investment strategies. Through research and a series of trial and error transactions, found the right real estate investing courses for him and began to put them to use.
Bill recognized he had a fear of success. He formed a way to monitor his negative thoughts and learn to turn them around positively. When he had pessimistic thoughts about a real estate deal, he would quickly change the thinking in his mind to, "Yes, it will work. I have seen other investors whom I trust, become successful and I can do it too." This made it acceptable for Bill to find creative ways to make a deal work.
Bill recommends to anyone starting out in the real estate investment business to become a "bird-dog." A bird-dog in real estate is a person who is hired by a real estate investor to find deals. This frees up time for the investor to construct offers and work on the deals. Bill believes if you help seasoned investors make money, they will help you just by that simple association.
Bill urges that persistence is the key quality necessary for a career in real estate investing. He created his own momentum through persistence and hard work.
It was in 2004 when Bill first realized he had made it. With all his research and determination he realized that real estate investing really worked and "worked very well." He recalls that monumental year, "I got no deals for about six months, but through hard work and persistence I created momentum. Then a few deals each month began to roll in." It was that year when "I became a believer," says Bill.
Bill's desire to continue his success in real estate investing is still prominent throughout his work. He is proud of the fact that real estate investing is now very simple, and that he "can take a contract and turn it into tens of thousands of dollars now... very easily." Bill's focus has now shifted towards helping others reach the level of success that he has enjoyed throughout the years.
Bill has remarkably bird-dogged, wholesaled, partnered, rehabbed and purchased a total of 133 properties in 36 months in a sellers market. He wants people to know that if he can do it, anyone can. He considers himself an average guy with an above average desire to succeed.
I have worked with Bill Guerra on a few deals here in Vegas. What impresses me most is the knowledge he has of real estate investing. Also, Bill believes in what he is doing and what he can do for the seller. Bill helps the seller in anyway her can. He has the mentality of being a full service, helping hand for the customers.
