E. Alan Cowgill

Biography

E. Alan Cowgill is the owner of Colby Properties, LLC. and President of Integrity Home Buyers, Inc. Alan is a full-time Real Estate Investor, specializing in single family and small multi-family properties in Springfield, Ohio.

Since 1995, Alan has bought and sold over 200 investment properties using private lenders, not banks, to fund his real estate purchases. By doing this, he has created his own private bank of $2,000,000 in funds. Alan looks for "Win-Win-Win" situations, where the seller, the lender and the eventual homeowner all benefit from the transaction. He is not a Realtor, but a Private Investor.

Alan was inspired to become involved in real estate investing because he was at the end of his rope, with no money in the bank and stuck in a rut of monotonous corporate life. He was up late one night like many of us are, and saw one of those infomercials that promise real estate success. He purchased the home study method and knew instantly that real estate was the right choice for him. Now he has infomercials of his own to help inspire others to follow his lead.

A valuable piece of advice to share on the best way to get started in real estate investing, a solid education is the foundation to the real estate business. Join your local real estate organization. Get books from the library and learn as much as you can from as many sources as possible. The most important quality someone needs to be successful in real estate is integrity. Stand by what you tell people. And practice the program that you are selling them.

Alan discovered his ability to be successful in real estate investing after he received ample amounts of education through mentoring and research. He internalized the knowledge early in his career and continues to seek out wisdom as an ongoing process. He attributes much of his success to having faith that if it could work for other people, maybe it could work for him. After he had the opportunity to complete a few deals and actually saw it come together as a culmination of his efforts, he was empowered. And, receiving big checks at closing didn't hurt either.

Alan believes that knowledge comes in many forms and was fortunate to have a friend and mentor before purchasing his first property. He gained instruction and guidance from his mentor. One of Alan's first steps was to join local real estate groups. He became a board member which gave way to new contacts and possibilities that he could implement in expanding his networking capabilities. Alan made sure to attend countless boot camps that were awe inspiring and catapulted him to the next level. He purchased countless home study systems and devoted all his free time to learning the information.

Alan's zeal for real estate investing is generated from a creative aspect, the fact that there is a tangible result and the ability to witness the fruits of his labor. Alan loves that he can take an ugly house, fix it up and make it beautiful again. He enjoys the pursuit of discovering out how to arrange a deal.

What Alan likes best about Private Lending, is the freedom. He became a full time real estate investor in 2001 and loves that he can spend his day however he pleases. Alan's goal was to quit his job and become a full time real estate investor.

After Alan's first year as a full time real estate investor, he was on vacation with his family and realized what a wonderful thing real estate had become for him and how it was beneficial to his quality of life. He had been working hard from 1995 to 2001 to expand the business portfolio and help it to flourish while continuing to work at his full time day job. After he quit and was on vacation with his family in 2002, he realized that he had achieved his goal of employment freedom.

Although real estate is his career and his freedom from working for someone else, he knows that family comes first. Real estate is a means to an end and you need to keep family as your number one priority. For Alan being a real estate investor means that he has more time for his family.
